Thessaloniki eastern urban waterfront: from the nautical clubs’ pier to the natural seafront of Karabournaki

Our site extends from the nautical clubs’ pier to the natural seafront of Karabournaki. The analysis focuses on the following points.
- Concerning land uses in the waterfront zone we have a high concentration of leisure and housing quarters with third sector functions on the ground floor level.
- A series of landmark buildings are located in the area creating a latent potential for a network of interrelated public spaces. The majority of open spaces available are greatly divided by heavy traffic from the building blocks, forming a separate zone with very few communication channels.
- Concerning pedestrian and car flows, we identify a clear zoning produced by heavy traffic on the main car axis and absence of intersecting corridors to reduce this effect.
- Public transportation media enhances this zoning, while a multiple layer of bipolar borders acting in different scales, appear between land and sea, pedestrians and car flows build and open spaces.
The density of public activity is dispersed, fragmented and limited due to the quality of the available public space.

Our aim is to create a network of public nodes and axis, reactivating degraded and underused urban spaces through a common, coherent sustainable strategy and urban design tools. The project negotiates the relation between land and sea – waterfront and city. Our proposal develops scenarios for three areas ‘the nautical clubs’ pier’, ‘the concert hall area- megaron’ and ‘the natural seafront – Karabournaki’, by retaining, celebrating or conserving different modes or relation to the sea.
